The Dubai real estate market has officially entered a new, mature phase in 2026. Following the breakneck pace and record-breaking frenzy of 2025, the first half of the year reveals a market that is cooling overall, yet still posting historic numbers and proving highly attractive to global wealth.

A Healthy Moderation from the 2025 Peak

A closer look at the 2023 to 2026 data illustrates this shift in momentum. In H1 2025, Dubai’s property market hit an all-time high, recording a staggering AED 326.6 billion in sales value across 98,462 transactions. By comparison, H1 2026 saw total transactions fall to 79,229, while the total sales value dropped to AED 286.4 billion.

Rather than signaling a severe structural decline, this unwinding from the 2025 peak represents a healthy market moderation. Achieving AED 286.4 billion still comfortably secures H1 2026 as the second-highest first half for sales value in the emirate's recorded history. It reflects a market transitioning from a frantic boom into a phase where growth is steadier and buyers are more disciplined.

The Ultra-Luxury Divergence: Wealthy Buyers Lean In

However, the most fascinating story within the H1 2026 data is the complete divergence of the ultra-luxury segment. While the broader market cooled and transaction volumes contracted, the appetite for ultra-prime real estate accelerated.

Sales of homes priced at $10 million and above moved in the exact opposite direction of the wider market. The volume of these ultra-luxury deals rose by 16%, climbing from 255 transactions in H1 2025 to 296 deals in H1 2026. Consequently, the combined sales value for this exclusive tier surged from $4.4 billion to $5.1 billion.

This stark contrast highlights a critical trend: even as mid-tier and broader market buyers pull back slightly from record highs, high-net-worth individuals and global allocators are leaning in heavily. The scarcity of ultra-prime properties, combined with Dubai's continued appeal as a safe haven for wealth migration, is driving sustained, premium momentum at the absolute top end of the market.

Ultimately, Dubai’s property market in H1 2026 demonstrates clear resilience. Whether through a more balanced broader market or a surging ultra-luxury sector, the emirate continues to cement its status as a premier global real estate hub.
